How Cedar Top handles draws

On a Cedar Top fix and flip or new construction loan, the rehab or construction portion of your loan is set aside in escrow at funding and released to you in draws as the work is completed and inspected. This page covers how Cedar Top specifically handles draws: the escrow, the inspection, the timing, and the cost.

For a broader explainer on how draws work in general, see our guide on how hard money loan draws work.

How a draw works at Cedar Top

  1. Funds held in escrow

The rehab or construction portion of your loan is placed into an escrow account at the time of funding.

  2. Complete the work

You complete a stage of the construction or rehab improvements on the property.

  3. Inspection

Once the work for that stage is complete, an inspection is done on the property to confirm it.

  4. Draw released

After the inspection confirms the work, the draw is released.

  5. Repeat through completion

The cycle repeats stage by stage until the project is complete and the final draw is released.

Timing and cost

Cedar Top works to move draws quickly. After your completed work is inspected, we typically receive the inspection report within 48 hours and disburse the funds the following day. Draw fees start at $250, and your exact draw costs are set out in your term sheet and loan documents. Nothing here is a quote, and final terms are subject to underwriting, collateral and title review, documentation, and approval.

What to send with a draw request

  • A draw request for the completed stage, not piecemeal items
  • Clear, dated photos of the completed work
  • An itemized, up-to-date scope of work and budget
  • Access to the property, with the stage actually finished so the inspection is not waiting on your crew

Draw process FAQs

What does a draw cost?

Draw fees start at $250. Your exact draw costs are set out in your term sheet and loan documents. Nothing here is a quote, and final terms are subject to underwriting and approval.

Do construction draws work the same as rehab draws?

They follow the same release-after-inspection pattern. A fix and flip rehab is drawn against the renovation scope of work, while ground-up construction is usually staged around build milestones.
