# Transactional Funding Checklist for Texas Double Closings

A double close only works when both sides are ready to close the same day. Here is what has to be in place before we fund your first leg.

## How a Texas Double Close Works

 In a double close you buy from the seller and resell to your end buyer the same day. You are in the middle: you buy the property from the seller (the A-to-B deal) and immediately sell it to your buyer (the B-to-C deal).

 The catch is the money. Texas is a wet-funding state, so the cash to buy from the seller has to be real and at the table. The title company cannot pass your end buyer's funds through to cover your purchase. We fund that first leg, your end buyer's purchase pays us back the same day, and you bring no cash to the closing table.

 Run down this list before you submit your transaction. If a line is not true yet, your deal is not ready to fund.

A signed purchase contract with the seller (the A-to-B contract).   A signed resale contract with your end buyer (the B-to-C contract).   An end buyer who is ready to close the same day, not still arranging money.   The end buyer's funds are at the title company.   Those funds are cleared to disburse before we fund your purchase.   A title company that will run both closings back-to-back on the same day.   A non-owner-occupied investment property in Texas.   Your buying entity (LLC or corporation), with its documents ready.   The A-to-B and B-to-C closing dates line up.   Both contracts and the title company's contact, ready to send.
